Getting a little bubbly?

At this time I'm interested in diversifying my portfolio with rental properties within driving distance of San Diego.   I know a good cash flowing property is hard to pass up.... but the market seems on the cusp of some volatility and it's keeping my sidelined, for now.

The market seems to have been driven by free money and foreign dollars looking for a safe hiding place... cough cough China.  Both of those factors could be coming to an end very soon.  Or I could totally be wrong and we could see higher highs... 

I probably wouldn't be obsessing and just dive in if I wasn't in a market where a starter home is 500k+
