I would go for the 3rd unit because you're going to be increasing your income and cashflow plus long term you'll have increased the value of the property by X amount of dollars which you could then apply to another property or toward those loans.

While rent roll is important, do not expect to make it rich quickly- you must be caught in the direct path of rent increases (such as williamsburg, carrol gardens, park slope) and you had to have purchased in that area YEARS before there was ever a hint of an increase.  

If your strategy is to buy deferred maintenance properties and rehab and hold for retirement, then you might want to hold title in an LLC, and sell a certain percentage of your LLC to a self-directed IRA.  

I have only done bandit signs for marketing and got those 5 deals from bandits , would like to jump into direct mail marketing  since i hear/read that it is effective.... have a wonderful day. 

Hey Jeremy, Thanks I have been looking to find people wanting to use SDIRAs, but its tricky finding people who have it set up to actually direct the IRA.

Usually with an HML, the money is given directly to the title company and rehab funds function on a draw.
