I have listened to hundreds of BiggerPockets RealEstate podcasts, read tons of articles on BP, and watched lots of youtube videos about real estate from BP and others.

Get a feeler from the agent, see if they can chat with the listing agent and go from there.

I recently posted 3 videos in LinkedIn and on my business Facebook page about this topic.

If it's good enough to count on them for three different transactions then hopefully it's good enough to have a real chat with them about commission.

We do some deep dive analysis videos there - we cover the up and the downside of our investment practice.  

My other option is to get an attorney involved which would prompt them to pay the $750 owed but the attorney that I have chatted with briefly suggested charging $1,500 for his services and that was to evict them (not something I want to do when they are willing to walk out on their own).
