I also have a property in Beacon Hill and want to add a front porch, which requires drawings to submit for permitting so I believe I need an architect as well. 

I've already done a few on my own using my own money so I have the process and chain of documents - wondering if I wanted to accept investor money or start a fund, if there were certain licenses or SEC approvlas that are needed.

You can qualify for a mortgage with MANY types of documentation.

There will be some required documents, their title search, setting a closing date, etc. 

I finally had to submit tenants to the board for approval.

They tried to say that they had no idea of their last day, and I pointed out that they had 3 documents to refer to.

Biggest problem is making sure you are on the same page and have documents drawn up as to what happens if you disagree or if one of you wants to sell and the other doesn't.

Nearly every State's contract has a section for special instructions to lay out terms, add extra documentation etc.The "one pager" contract has its place, but I use the State contract 98% of the time because it offers excellent protection to both seller and buyer, is easy to fill out, and is what everyone is used to seeing.

If you can find good deals and have a documentable track history, start looking for other partners.
