Only advice I can give you is make sure you experience an AZ Summer before you move here. 

This means DONT overload on wordiness, don't get rediculous with pitching, lend ENOUGH of what one would want answered to move to the next step which is creating a LEAD.   

If this coach is in your market and knows the key players in the market, has used various property managers and can tell you the good ones, knows the loan brokers, knows the risks of investing on this side of town versus that, knows the tenant base for your area and what they are wanting from their apartments and what they can afford, than I would say a coach (maybe not the one you are interviewing) is worth it.  

With more and more banks limiting on how much money you can send or move, who are you banking with that you like.Wells Fargo and NFCU are off my list. 

This emergency fund should not only cover you mortgage expenses, but will give you a safety net in case something does go wrong after your tenants move in.
