I understand you should have an emergency fund to cover for unexpected maintenance or not having tenants and all that but is there some kind of clause on a FHA that allows the home owner to temporarily stay in a secondary home during the reno phase or something of that sort?

The IRS rarely exercises that right unless there is a tremendous amount of equity, and if whomever is in charge of that case is paying attention.Rights of redemptions in my opinion are not traps that cost money, like unexpected liens that survive the sale.

Also your caps-lock key is on.Wholesaling is all about knowing ARV, you have to know what this thing will be worth once fully built-out/renovated, because with that, you know what Mr Developer will sell it for.Your 0.7x the ARV is estimating what this developer will pay for the property (and tells me this will be a very simple fix & flip with no major construction, not much room there for Mr Developer to run into unexpected issues, or you are subtracting the construction costs later).
