Apart from the sites already mentioned, you can also list on Hello Landing which is a site used by a mix of traveling healthcare professionals and digital nomads. Assuming your rental is in Denver too, I would definitely broaden your ideal guest type to include digital nomads. Traveling healthcare professionals represent only a portion of the guest types that you'll get when running a medium term rental. Digital nomads, students, and corporate travelers are other guests I've experienced in the MTR space.

The methods you listed are all good, I'd avoid Air BnB due to the % take on their end.

I don't manage any of my own units but have 4 MTR units in my portfolio that my PM has listed through AppFolio on ~60 traditional platforms (apartments.com, trulia, etc.) but we also have it listed on FF. We've had more hits/leads and just as much success renting via traditional apartment search platforms vs FF, so I think it's really just a matter of getting it onto as many platforms as feasible for yourself and making sure it's a great place to live that is super marketable. Once we have a tenant in, we make sure to get reviews from each and find ways to incorporate into the marketing, and consistently make sure that our MTR tenants are satisfied and any reasonable needs are met. The reviews have just led to referrals and the referrals to friends of former tenants keeping us 100% occupied.

You've already named all the main outlets for reaching travel nurses. If you only have one unit you probably won't have much luck with hospital personnel, but it's worth a try if you want to leave no stone unturned. It can take 30-days or so once you list an MTR if you're targeting travel nurses because that's about the time frame in which they get their contracts and start looking for housing so be patient. You might also consider what other groups you could target: digital nomads, insurance placements, corporate housing, construction companies, academics, relocations. Depending on your type of property you might find a broader audience than just traveling medical professionals.

I'd also add that once you have your photos, put together an attractive flyer (via canvas maybe) and spread the word digitally to any local real estate agents who may have buyers or sellers in transition and could need anything from one week up to several months for temporary housing. You can also drop off printed flyers to local brokerages and ask them to post in their copy room. I have 2 MTR's and I've had luck with these type of clients especially on short notice to fill a vacancy.

Airbnb is definitely worth it. It's a free option to get your property in front of many eyes, maybe the most from any one platform. Don't worry about the fees, just raise your rate 3% to cover the host fee. We get all our travel nurse bookings through Airbnb and Furnished Finder. Airbnb clientele tend to have larger budgets than FF too, if your property attracts them.

@Roman Puzey As others have said, don’t waste your time calling the hospitals.A well furnished and attractive MTR will have tenants of all kinds. It is pretty interesting the variety of people that respond on FF. Your location is key to attracting tenants. How close are you to medical facilities?  Are the mountains close and other recreational areas? Tech workers may need high speed internet. Retirees spending a summer near their kids in CO. Some want transportation near. Some going through divorce or transitioning after loss of a spouse.

@Roman Puzey from a very high level, starts with marketing on multiple platforms. If you choose to go this route, be sure your all calendars are synced up. Having to cancel b/c of double bookings is not good for your listing. I go with Airbnb and FF.

With the increased supply of MTRs in Denver, professional photos and good furnishings are important to stick out in the crowd. Just updated all my photos this spring with all with rain we have been getting.

As others have mentioned, do not think it is worth the time connecting with hospital's in your area. If you had a supply of 3+ units to bring to the table then I would say yes

@Roman Puzey  Search for your local area travel health FB or travel nurse page so you want to post in a Denver page if you are outside that city. Try Gypsy nurse or furnished finder FB page.  Use furnished finder. Some people also use STR sites like airbnb but you could be fine without it.

Outside of the methods already mentioned, some property management companies (but not many that I've seen) can help you find MTR tenants.
