I have a motivated seller for a great multifamily property, I could use some advice from someone experienced on how to set up payment for the taxes and insurance!

I stood up, introduced myself and where I was in my wholesaling career (beginner, but actively marketing) and told them to text me or see me after the meeting. 

Definitely seems like it's worth going after unless the inspection turns up nightmares, which could then work to your advantage if the owner is motivated to sell.

AK isn't as competitive market as other parts of the country, but if there's another investor in your area, chances are they have already mailed to the absentee owners.Consider combining absentee owners with other motivated segments such as Owners with Low Financial Stability Scores (FSS) or Seniors with Long-Time Ownership.

If they're motivated, there's a chance they'll take your deal.

The idea being to promote studying instead partying (potentially decreasing the damage/complaints on the property), incentivizing the tenant to stay throughout their college career (decreasing turnover/vacancy), and developing some additional motivation for a tenant to choose my property over another similar property. 

In some areas the Absentee Owners lists aren't doing as well because so many investors are are mailing to the same owners.Some newer motivated seller lists are catching traction but haven't yet been over-mailed.

I feel like more context is needed to know the true motives here.

I started looking for deals that would cash flow positively but only looked at SFHs and small-multis...the numbers on this condo met my criteria, the seller was motivated, and there was no logical reason not to pull the trigger--so i did it.
