I have saved up a very nice safety net for repairs which is at about 7.5kMy RE agent buddy did a comp for me last week as I was thinking about refinancing and getting some equity out for a new investment and it came in at around 90-100k.However with a cash out refi I can only go up to 75% of ARV..so after all is said and done the payment would drop to around 510 on a new 30 yr and all the cost of business would eat up most of my cash out leaving me with a little under 5k......ugggh I feel like that 30k of equity is just trapped and don't know what to do.I still need one more year of landlord experience to move on to bigger abd better things, so selling this year seems out of the question.Do I just leave well enough alone for the moment?

Many of the larger markets have heated up with inventory levels dropping leading to prices going up.

Use those as wellPlease please please don't drop your rates if you are confident that you are competitive and don't go to giving a month free etc etc.I have had to wait before myself and once in a while you begin to wonder, what if or what's wrong, it's usually nothing, just some odd timing or just the group of people in the rental market at the moment.Don't get discouraged .......

I'm so thankful to have found a site like BiggerPockets where I can begin to learn at my own pace without having to drop thousands of dollars into a program that I don't know anything about.I originally started cherry-picking episodes of the podcast with titles that interested me and avoiding the ones that seemed intimidating (syndicating, hard-money lending, etc.).

Total Number of bids for all liens: 2014 - 18,812 2013 - 99,073,789Wow that is a crazy amount of a drop in bids, so apparently the institutional buyers lost the advantage of having multiple accounts bidding and chose not to play on a level playing field.My bigger surprise was in the small amount of winning bidders Number of Investors who won liens: 2014 - 116 2013 - 201

if you can afford it pay yourself  for $500 you are risking insurance raising your rates or dropping you, also if you tried to change insurance companies they look to claims for 3 years
