2014 Arizona - Yavapai County Tax Lien results

The 2014 annual Tax Lien auction for Yavapai county Arizona ended today. I have the raw results data. There may be some slight changed since the investors have until tomorrow to pay for the liens.

I'll be adding data to the results to break down the property types and the bid counts for each lien in the coming weeks. This year the county limited the investors to only one account to bid. But here are the basic numbers compared to last year where banks and big funds had thousands of accounts to bid.

Number of liens sold to investors:

2014 - 2,575

2013 - 2,382

Total dollar of liens sold:

2014 - $3,015,871.87

2013 - $3,435,014.32

Average rate of return overall:

2014 - 5.86%

2013 - 6.55%

Number of Investors who won liens:

2014 - 116

2013 - 201

Again the 2014 numbers are unofficial and can change if some investors do not pay the amounts owed by tomorrow.

Got the bid data per lien in and wow, what a difference a year makes! By limiting the number of accounts to just one per investor, the number of bids overall was drastically slashed this year:

Total Number of bids for all liens:

2014 - 18,812

2013 - 99,073,789

That's right - from 99 million down to just under 19,000 bids in total.

You bid down the interest rate in 1% increments from 16% down to 0%. Percentage with the most number of bids overall:

2014 - 7% 3,542 bids

2013 - 4% 36,251,623 bids

It seems the institutions backed out. Bidders expected to get higher rates, but the overall interest rate return was lower as shown in my original post above.

Most bids per lien/parcel:

2014 - One lien had 41 bids

2013 - One lien had 470,295 bids

I'll post more on my BP blog (link below in the signature line) in the coming weeks as I add the Property types and start to do Pivot tables showing who invested the most, average returns, etc.
