Hey Daniel,I have dealt with this at previous companies I have been at.We did require a passport of some sort.I will say, we never had any issues with any of the tenants that rented with no SSN.

There are many investors doing BRRRRs out of state in Midwest (KS, OH, MI,  etc).

For example, the unemployment rate, relatively low, is 6.5% versus MA's 3.5%It's been a long time since I was more familiar with Springfield, so I'm not sure about the impact of the casino.In general, similar to other working class cities like Fitchburg, in Springfield I'd imagine you'd fine the following conditions:- Attractive Cap rates- Medium vacancy- You're paying a realtor or property management company to find tenants (in higher end cities the tenants pay the realtor fee)- Section 8 tenants -- could be a negative or positive, depending on your view.

Do I open the LLC in the state I currently live, or the state I own the rental property in? 

But I have wondered abou the ease I can sell a house if everything is not up to code, code being an ever evolving technicality as you stated. 

Are you sure the Appliance Fee isn't a fee for a utility company program that repairs them?

On that note, any thoughts on out-of-state Section 8 investing?

I'm interested in working with insurance companies on housing displaced families.

As I Realtor, I can do a "farm" at my local title company that will give me a whole list like that.  

Have you considered looking out of state?
