I knew the laws in Mass were weighted greatly in the tenants favor before I turned my old home into a rental, but I didn't realize I could be penalized so severely for mishandling accounts or bookkeeping errors.

I also have some good subcontractors now (after much trial and error).

Also remember most sellers in hot markets will chose the closing company IE title and escrow company.. so you don't need that.. if you want an attorney to review docs fine but that's after the fact and also would smack of rookie..

And due to this extreme amount of competition I have seen many new and/or rookie investor get wrapped up in a bidding war for a property where they let their emotions get the best of them and end up paying too much for a property.
