I used to fund the biggest player there and they no longer provide them and have moved into new construction.. a good sign.. those that bought 5 years ago have made some significant equity.. no one really wants to buy real estate that never goes up..

When wholesaling a house you can be direct with the seller - unless for finding some owner financed notes (which probably were not 3rd party serviced) the sellers are companies and note investors who have been around know the players

If you are going to have them manage your 70 unit, and there is a 150 unit 2 miles down the road, don't expect things to get taken care of right away because more than likely they will prioritize the larger complex when it comes to things like repairs, emergencies etc.
