However spending years in analysis paralysis myself and also helping clients to make investment purchases I have found that getting your first deal done and not losing money is so much more important than trying to spend all your time and effort to find the "perfect" deal right off the bat. 

I always hear a bunch of experienced agents tell me that the initial training is key to success in the later years so these questions are perfect.

To echo the previous comments if the numbers work then go for it, the perfect storm rarely comes along, i.e. low rates and low home prices and if you sit around and wait you may just miss out!

Sounds like you got in at the perfect time.It isn't super common in Indy for entire neighborhoods to blow up with appreciation the way that Irvington and say, Fountain Square have.

You don’t have your pitch perfect when starting off but the more you talk to a client , the better you get at making a sale and I think that is what your saying, I need leads.
