It never ceases to amaze me how many fast closings require extensions which isn't fair to the seller, and I've seen numerous sellers deny those extensions.

I have talked with numerous Real Estate agents and they all seem to have never faced anything like this.

Other things I would generally lump into the "minor repairs" category: things like garage doors, garbage disposals, sprinkler systems, etc.  

Sounds like he's planning our first securitization of investment property loans in May.For some context, lots of loans fall into the non-agency category and are securitized this way: Jumbo loans, non-QM loans, loans with non-traditional income documents, etc. 

I have my criteria, I stick to it to ensure it falls into the "good deal" category on my end. 

But Orleans Parish falls in the "extra rules to make things onerous" category. 

We have tried everything to settle this in a friendly manner, however in the fall the tenant communicated verbal threats numerous times.

Hey Christopher, Making that first leap can be daunting,  I found the best way to minimize *some* of the mistakes is to analyze numerous properties before you pull the trigger. 

Most of the rest went into other investment categories.
