Doubt you'd have trouble with the appraiser or bank--your main concern, which is already clear from your post, is if/when the municipality uncovers the dark secret hiding in your basement.

However, now that I see that the HOA is the one with most of the “for sale” lots, I’m concerned that they may be setting the “market value” and propping it up and/or they have too much control on what the market value is since they have such a market share.

plus you get some snow which is cool you can ski  snow mobile etc.

I'd be more concerned about the liability aspect than the funding.

What I'm stepping away from, though, is almost 12 years running a mobile auto detailing business I started in 2007 at 21 years old.
