I have nearly 25% down now, it seems like the only people that have approached me seem to be almost legit confirmed scammer companies that string you along and never close.I think my window of opportunity is closing on this deal unfortunately.

Have them turn on faucets, lights, stove, open fridge, flush toilet, open cabinets, closets, doors, windows, work shower/bath etc.Watch the video, take notes and send request to see certain areas/items close up with another video or some photos.Have the owner offer the tenants something in return for them doing it.

I let them stay but they have been late with rent since I bought the property, and recently the tenant had an altercation with someone he knows and that person broke 3 of the windows.
