One started out high, giving me the investment property appraisal price, and I asked him why they needed the investor one when we don't need a rental analysis or anything, and he said, Oh, that should save you $100 or so, but then he said we didn't need that rental income listed to qualify, so he just confused me.

Sounds like your agent want to CYA, understandably, since any deficiency that might be seen and is not disclosed, you can hold them responsible, a final walk through protects the agent from last minute issues as it's your decission to buy.

s analysis might be tough on the property - but if you can put in an offer for that number and get it accepted it should be a good buy for you.The "simple" analysis for this would be to use the "2% rule".
