For rent of only $525 a month it's not worth it to fork over the $$$ to put in the duct work for central air (the house never had it in the first place) and at just under 800 square feet these two units plus three ceiling fans provide enough cooling.Interestingly enough, we were recently doing some work in one of our larger older homes where we'd replaced the HVAC unit about a year ago and I soon wonder why the heck I bothered.

Not a fan of the construction from those eras either.People in there 20's and 30's continue to come to the city or go to Johnson county as it's the nicest suburbs in the metro area.

We would rather pay 28.95 (in rent credit) to put a ceiling on our repair costs on all the above items, than have the potential of having a couple of them pop up on us during the year....and have the tenant call the utility company direct instead of us on New Year's Eve.All you need to do is have any one of these items break down during the year (like the drum on the dryer, or the fan on the A/C unit, or the blower on the furnace, and the service charge alone would be higher than the yearly cost.Joe VilleneuveREcapSystemA2REIC
