There are quality properties and great folks in the business out here, but it is beyond critical that you're either here to manage/watch your properties, or have someone you trust implicitly to do so.

What I think they mean is sellers have basically already moved on mentally, so many do not want to deal with repairs (and if they do, it will be the lowest bidder with quality not a priority).

Just a few services that I think of as important include vetting projects so investors have quality opportunities, managing payments, resolving problems (i.e. foreclosure) and tax reporting.I think alowing just any project to be posted would turn off every investor.
