I always put them in if the property was a total gut renovation with all new bathrooms, kitchen and electrical.

In my experience most issues that need immediate attention are water / plumbing related and to a lesser extent electrical.  

Residential parks are almost exactly like MHPs and tenants pay monthly and then are billed back for electricity and sometimes other utilities.  

I wanted to quiz the members about a few things:If there is no insulation and the tenants pay for electric heat, is it worthwhile to include insulation costs for attic and floor in the initial loan?

Hopefully he didn't short you on electrical, plumbing, etc.

Inside the premises we find damage from their burning candles for light (electricity turned off by power company for non-payment), smoke detectors dismantled, broken window, etc.

This will also make it easier to sell.Other items that come to mind:Doorways: Are they wide enough to allow the wheelchair through AND turn corners.Wiring: Does the room where the child will be have adequate electricity supply for all of the monitors and machines?

Hi,In a  legal 3 family home when each unit is separately metered (heat, water tanks, electric) who pays for what?

If the current owner has proof of rental payments, I wouldn't worry about collecting rent.4) Ask about roof/furnace/foundation/plumbing and electrical repairs.

Obviously, most insurance companies would have a conniption about this and I am also having electrical issues due to the failing breakers.Does anyone know if I have any recourse?
