I offer to help our tenants, to ensure they're installed correctly - not damaging the frame, or draining improperly.

Many states and municipalities are very strict that security deposits are only to be used for unpaid rent and actual damage to property.

NOW, the BIG catch is it would have conditions, first being there unit kept in perfect condition, no tenant damages, no tenant complaints, I would frame it that us working with them requires there being an exemplary tenant, just follow all rules.
