Over the years I have found it most cost effective to buy, fix all the problems to make the investment as bullet proof as possible, and then rent out and not worry about getting a call in the middle of the night that the pipes burst.

I’d probably bite the bullet and replace.

Looking back I can see my main advantage then was that I had little to lose and a ton of focus and energy.

Some investments would only trickle 6k cashflow and wouldn't be worth the time and energy to put into it.

I see putting energy into that would be fruitfull.. but these happen mid week during the day.. many won't be able to take time off of work to do it... so what is one to do..
