I'm going to rearrange the furniture in my kids room and get the cat out of the photo, but while I'm working on getting professional photos, what are some other suggestions on things I should remove?

As others have suggested, get estimates and do the math.

If the best turnover time is late Spring - Summer, I would suggest you work toward having some variance in the leases.

I personally wouldn't "rock the boat" as the new owner at a time when you don't want a vacancy....ie winter in NY.
