Thanks everyone for your support and thank you veterans personally, your service is so greatly appreciated.Yesterday I was driving the neighborhood and, found a 1bedroom 1 bath 1 car garage, the seller wants 47k, my comps tell me its worth 56k, the house next door is estimate at 170k, she is highly motivated and the house has been rehabbed , but not finished, her contracter could not complete the job and she does not want to put any more money into it, its on a huge corner lot, huge back yard fenced.

My GC had a lot of it done by hand so he could maximize salvage value.
