!.  What is the max time for commute and what time will they be commuting?  Downtown? Actually downtown or near downtown.  The actual location can make a big difference.

2.  Low end $600,000 or low end $1,500,000.

3.  Three bedrooms?  We can get three bedrooms in less than 800sf.  What would be the minimum sf?

4.  Familiar with Hawaii living?  If not, I'd suggest waiting at least 6 months to buy.
