IMO, that's not a very sophisticated way of budgeting, b/c it fails to consider ROI and marketing efficiency by channels.How many listing/buyer clients can you &/or your team (if you have one) support?    

Ask them if they have any clients that are looking to obtain new properties.

Like many people one of my biggest objections has been educating clients on what is acceptable in hard money.  

My local Realtor board I belong to has lease option addendum and riders that go along with our standard ASIS contract, and I'm going to have a client who is an attorney and owns a title company help me with these, but I will ask him about it. 

I have also rehabbed and managed hundreds of them for my clients (and continue to do so).  

When I meet someone new who could be a potential client whether it be residential or investor should i be adding them to a certain group in my phone as well? 

I have bought and sold a majority of those houses from one broker, but...yet, it seems as if they don't even care about me being a client.  

If you were the selling realtor would you tell your client about a past experience with an offer from that person?
