I would imagine that if the owner is receiving checks and doing Tenant screenings you could technically be like a "maintenance guy" or something.

A lot of times they will have the owner of the llc s name registered with the city they will also tell you what the property last sold for and what the annual taxes are and if there is any Liens on the property .

Since you're rehabbing a property, I would not expect your capex and maintenance items be that high, but if that makes you feel more confident, keep running your numbers as you see fit.

Part of me says if I currently have close to $17K in annual positive cash flow, after expenses and vacancy's, repairs and cap ex held out, that I should pick up another 2-3 house to get that cash flow over $25K.

Takes just a minute to set new codes and can easily create codes for maintenance/cleaning/delivery people and then see when they arrive.I also put lockboxes at each property for the rare case where batteries may die or power is out.You can get them on Amazon or on eBay and are often on sale.
