I suppose on a flat fee listing I wouldn't have to split the commission 50/50 if a buyers agent brought a buyer - just work out a favorable commission structure prior to listing it.

The existing boiler will probably be too big for just one apt, so unless you want to keep getting complaints from your tenant about their high gas bill you should just do (3) new ones, be sure to add an auto feed system for the water but make sure that you keep the routine maintenance up.

Researching other countries is no different to researching the general real-estate sector for non real-estate investors, researching the stock market for non-stock market experienced newbies, or researching Lithuanian cabinet making for anyone but a third generation Lithuanian cabinet maker - if you've got the brains to workout how to invest in real estate successfully in the first place, you've got the brains to learn how to do it anywhere in the world - it takes a whole lot of reading, networking, common sense and Internet/spreadsheet skills.

Yes I agree you can offering him key's for cash....and work out some sort of walk thru of your property before giving him any money...Reason being it might be cheaper than replacing and fixing a lot of things...Now with that being said gather as much information from future tenant's as you can....so if you have to go to court for evictions or etc....the judge can order some sort of garnishments for your damages done to your property...
