The "failure rate" or "Pass-through rate" is where the loan officer is fighting to get an application to make a paycheck and it taking anything they can get but not putting in the work up front to avoid lost time, lost earnest money, and lost clients for realtors!

If the answer is no 50/50 only works if you "pay" rent into the home also as a part of the deal.

Im working on filing an eviction, but I do not want the electric in my name any longer because it just isn’t right for me to keep paying if they are not paying me.

If you prefer to have someone send properties that align with your criteria and handle the transaction for you, then I say just work with a real estate agent.
