Hi @Sandra MacKenzie let us know what you decide.Even for a cosmetic flip, $10K is a 'razor' thin profit and one slight oversight, unexpected surprise or delay in selling you are quickly near break even, or worse at a loss.

That's always fun when you have run your own appraisal and you think you have a conservative estimate and the appraiser comes in lower.Get ready for the bait and switch, if it doesn't happen cool, but expect the unexpected.   

Under contract on a second, not sure we will close due to some unexpected deferred maintenance.
