Have not done that yet but great idea and more and more small motels are struggling

Hey BP Fam,I'm struggling to find financing options to purchase a new primary as a new-ish self-employed borrower (less than 2 years).

It’s okay for me though because I’m doing it to help my parents who have struggled financially my entire life.My next short-term REI goal is to purchase my first multi-family home in the Great Lakes market in May-December or 2023.

While I grasp that  higher interest rates will likely slow Real Estate appreciation and price increase in the retail ecosystem,  I struggle to understand how it will impact foreclosures. 

I'm struggling with figuring out a good way to purchase long-term rentals through traditional financing or BRRR using outside money that allows me to pay that investor back in a few years vs. indefinitely holding their principal and being a long-term partner.

I’ve been struggling to find a real estate attorney to do wholesale deals in Connecticut.

I know of several municipalities here in my area that have suddenly changed their ordinances and left STR owner/operators struggling to break even as LTRs. 

I would love to use an FHA to obtain these buildings but struggling how to go about doing so… Will the seller be less motivated because it isn’t an regular traditional loan; does  going in with an FHA deter the seller
