I very much care about the likelihood of keeping them leased.I think you should strongly consider whether or not you can continue to rent the properties at/near where you're renting them now for the foreseeable future.

I strongly believe the cash-flowing markets up north are going to be way less impacted by a recession than the southeast because they are based on solid fundamentals, as long as you don't overleverage you should be able to weather any cycles.

I also look at Google reviews but they're easy to fake - the companies who fake the reviews/hire someone to write the reviews typically have them written by accounts with 1-3 total Google reviews total and so when I look at the Google reviews I take them with a grain of salt unless most reviews come from strong accounts (accounts with a good amount of reviews).

@Tom ScottFor those new, the only license that matters is a state license which would be issued through NMLS, For anyone new out there I would strongly recommend you do thorough due diligence on any program / guru that charges $30k.
