I'm the type of investor that fixes up properties to the level that I'd be comfortable living there - plus I don't want the headaches of tenants disturbing me that this or that is broken. 

It is not uncommon for owners not to want to waste their time and disturb their tenants any time someone says they want a tour. 

Or are they going to be upset about you bringing in the ‘riffraff renters’ that are going to disturb their peace?

She has managed the 4 bed, 2 bath, sleeps 12 kind of house, and those properties are far harder to manage and typically suffer more frequent repairs, because you have more budget-oriented, party types reserving your property.In Phoenix, she requires her houses to have a pool.  

Well water is not free, and I couldn't sleep at night without knowing 100% that the water remains clean and safe. 

I did a deep dive- checked out all the lakefront properties of the lakes I’m looking into- then did a spreadsheet with bedrooms, baths, # of beds & # sleeps to compare to the properties I’m looking at.
