STR or Traditional Rental - Phoenix area

Hello experts,

We are looking for buying rental properties in phoenix around area. We are looking into condos, multifamily or SFH. We have these questions.

- Which of the phoenix valley is good for STR. (We aware that in the summer months business will be slow?)

- Which area properties will be good for less occupancy?

- Which area of the valley would be good for good cash flow?

- In gilbert area SFH is good for STR or Traditional renting?

Looking for an expert opinions and suggestions. Is anyone doing apartment syndication ? We dont have millions to offer but we would like to learn more.
