IOW the stats they're referring to may have come from 2018 when you could buy in certain areas for hundreds of thousands less and rock bottom interest rates. 2) the information sources often highlight the wins but spend little time talking about what didn't work because, basically, no one likes to talk about their losses and 3) they often skip the most important information - the How To.

I always recommend an inspection, sewer scope, and radon test at minimum (although I've skipped them myself when buying cash, getting a great deal due to bad condition, and planning to fully remodel anyway).

All above is true but at the end of the day you need a realtor that will give full attention to your rental listing especially when they skip town in December.
