Tenant Screening and Applications
With so many OPTIONS available, I would like a few suggestions on software/organizations that provide ONLINE tenant support. I am looking for some PROS/CONS from the BP family.
Suggestions?
I am looking to start marketing my 1st property, and I do NOT have a lot of time, so I am looking for some good AUTOMATED/ONLINE suggestions.
Please share your experiences.....
Also, does anyone have experience with Rentulations?

Screening is crucial, absolutely take your time and find the RIGHT person. Bad tenants will make your life horrible, and you'd be surprised how quickly people can mess up a home! In my opinion, this should be an objective and subjective decision, after they pass the basic criteria--- do you like the people, do they have good references-- job stability is the most important if you ask me, stuff like this requires your attention, and it's worth the time!
We use cozy.co, and love it-- they do the background and credit checks, and quickly show you the income/rent ratios. Also, I don't pay any attention to a potential renter until they have filled out the application and paid for the background/credit check, so this knocks out 95% of people. Most won't pay $$ if they know they will get rejected, so they don't apply. Tell them the criteria upfront, 3x income, no evictions, no felonies, etc... people will weed themselves out.. and again-- making them pay for the background really tells you who's serious and who is wasting your time.
