Pure and simple.

From a pure number's perspective, the deal seems great.

Frankly, if it's a seller you do business with repeatedly, if they are in business, they probably know that isn't pure profit.

For a 4-plex, you can potentially sell to an owner-occupant as well (as you are doing), but chances are good that a pure investor will purchase your property when you go to sell.

Additionally, it's not likely to be a property you can transition to a good rental down the line due to cost and restrictions many condo boards have on leasing out units.Duplexes can sometimes work for owner-occupier, but if you decide to turn it into a pure investment the numbers may not work out very well.
