:I don't understand fully how we as investors might be affected if the government gets serious about paying off debt and actually does it.It depends on the manner in which is it done.If done purely through austerity (spending cuts) there will be slower economic growth as the government expenditures will be subtracted from GDP.

Hi BPI've been an agent about 1.5 months now.Quick background: I'm a small buy/hold investor for 12 yrs, got my license bc I'm always looking.And others has asked me to do flip projects for them.Anyways, I have been working purely with investor.As an agent, that is not a good strategy, but I can't help it, its my passion and we don't need the income to eat.

If I needed a Realtor, I'd rather find a newbie as I can teach them to do things my way, but if you're new and can't teach it would be better to find some old salt that's been around with experience.As to HML, it is purely terminology and where you are from.

For a 4-plex, you can potentially sell to an owner-occupant as well (as you are doing), but chances are good that a pure investor will purchase your property when you go to sell.

Additionally, it's not likely to be a property you can transition to a good rental down the line due to cost and restrictions many condo boards have on leasing out units.Duplexes can sometimes work for owner-occupier, but if you decide to turn it into a pure investment the numbers may not work out very well.
