What is the definition of a 'Turn-Key' Real Estate Company?

This is a question I come up against weekly as there are new companies constantly popping up who offer different services but they all use the same taglines as being the only true turn key company in their area.

We are trying to identify really good companies around the country for networking and Master Minding, but first the term needs defining and we need to be clear about what it really means to provide 'Turn-Key' services to investors.

To us, 'Turn-Key' means that all of the essential services needed such as locating, evaluating, renovating, marketing, renting and managing an investment property for long-term buy & hold strategies are all operated by one company. I do not personally believe a company should be called turn-key if they pass the investor on to other companies or 3rd party vendors to provide services.

Would love some feedback and discussion.

selling turnkey properties at market of above market price, all the while telling the "investor" that there is equity. Basically looters chasing lemmings.....
