Hire a mentor or a known producer or get an experienced partner with a track record of making money, someone that does what I do to create leads - spend some of your money on radio ads - not just a bunch of words that run for 60 seconds - a verbal representation of what you do and what you want - it should be professionally recorded and should run for several months on talk radio shows (call me - you can listen to my ads - I have been using this system for years to get some great leads)Be careful with your cash - it won't last long if you make poor decisions.Good luck

I've heard hunting down the owner of abandonded property can produce some of the most lucrative deals.

Some or all of those would produce the net result of a greater "bath" that could then offset certain gains.  

I'd like to diversify my income stream, and am looking for income producing properties.
