@CJ Ashton I live in a college town, so part of it is because students leave the first week of may and tend to be gone all summer, so tenants are looking for new places to live the next school year in March and April.

My expenses is basically from education/business start up already at $23,000 and personal college student loans.

It is now rented out exclusively to students.

I have 200k equity on my primary residence but 250k student loan in default.

Either way, if you take possession with the tenant living at the property, you'll have to notify them that you're canceling their existing agreement and they'll need to sign your agreement or move out.Aaron
