New Investor in University/College housing market

Hi!

My partner and I are new to real estate investing but are learning quick! I am going to see 3 properties that are close to college campuses. I was wondering if anyone has any advice on what specifically I should be looking for and any questions I should ask that a beginner real estate investor may not know to ask. I look forward to your responses, thanks!!
