New Investor in University/College housing market

Hi!

My partner and I are new to real estate investing but are learning quick! I am going to see 3 properties that are close to college campuses. I was wondering if anyone has any advice on what specifically I should be looking for and any questions I should ask that a beginner real estate investor may not know to ask. Our property in Madison, WI is a converted fraternity house. It is now rented out exclusively to students. We have found that the studios apartments work well particularly with grad students. Very little wear and tear over the last three years.
