I have a tenant who has given notice to move out on June 30, 2024.

I think I would like to start using the fix n flip method, but having trouble starting any suggestions on what my next move should be.

It's actually been kind of nice having both because I can "move up" my one bed tenants to two beds when they want/need more room.

I am also nervous about my move to the DC area wont work out and I will have this house as an option in case I want to return to the bay area and will never be able purchase a similar home if I sell it.

Brian, Going forward, you need boots on the ground. 

I'm currently renting it to a family member under the agreement that he moves out in time for us to sell it within the 5 year window so my husband and I will have lived in it as a primary residence for 2 of the last 5 years (we moved up to WA a year and a half ago).
