If you burn a section of the counter, or put a hole in the wall, you will be charged X as we have to paint the whole wall/replace the whole counter etc....make it part of your lease moving forward.

Just a quick 'protection' in what I mean- if you currently hold these three properties in your personal name, do not have an umbrella  policy, and someone falls in a hole on one of the properties and breaks their ankle - it's you personally and your personal assets on the line.

(For example - it turns out that the property manager blamed the tenants on one side throughout the period that they did not pay because of the COVID but they presented receipts to the new property manager).The PM did not repair small ongoing damage that became big problems like a hole in the ceiling as a result of a leak that was before I replaced the roof.The other side of the duplex was under a Section 8 contract and the PM ignored the inspections that needed to be done and now they are canceling the contract with me.A hot water boiler repair was needed and the PM did not answer the tenant for more than two weeks until finally the tenant had to rent a hotel room to shower her baby with hot water ... etc.The money from the rent was supposed to go into a trust account but it turns out that was not the case and she mixed the money with her private accounts.
