I also always think that there are hundreds of investors already in whatever place I'm looking at that will have infinite more knowledge of their area than me.Do a lot of people make their millions in one area or their home town per say or do you think most investors really make the big bucks investing in different areas.

:) A million bucks is a lot of money, even if the property covers most to all of its mortgage.

Maybe grab a few small multis yourself first, share your success with some people in your network that have a couple of bucks, and get them onboard for future projects.Option 2: Start selling stuff and make the money you need to buy more rentals yourself.

I have one rental property in Bucks County right outside of Philadelphia.

Put the ball in their court on collecting payment if a resolution cannot be met.You have better things to be doing than arguing over a few hundred bucks (or even a thousand).

I am in bucks county, pa trying to find Tax delinquencies lints for my county on line.

It seems....whatever it takes to make a quick buck....at least from what I see on the front lines...which is A LOT...Sure...some will disagree and contest they are flippers of integrity...but sadly they are the extreme minority.

@Aidan Mulligan. 6 percent return is not very good. 60 bucks a month cash flow is basically nothing.

Brett, the most standard way to do this (and the method I use very frequently), is with two primary documents:  1) Promissory Note and 2) Deed of TrustThe Promissory Note is where all the terms of the loan are outlined:  the interest rate, the loan amount, how payments are made, the amortization, the maturity date, what the collateral is, etc.
