Ok, so just did some research and initially, I was thinking RealtyTrac was the clear winner as they had TONS more info but BASED ON OTHER'S OPINIONS VIA GOOGLE SEARCH, it looks like they have a history of inaccurate data.

can anyone help me with some of the basic requirements i must meet to qualify for a portfolio loan. i really wanna be as prepared as i can be when i go in bank. what i mostly would like to know is if i need to have at least 2 years work history to qualify. i do have 2 properties under my name right now and I'm looking to add more as fast as i can but i just haven't been on my current job long enough. any feed back is greatly appreciated. thank you

Best way is to obtain authorizations for release of credit, tax returns, assets and liabilities, then send copies or get several originals to use, mail them and obtain information directly from the source, this cuts out the chance of fraudulent statements.You also need to underwrite the type of business, what hazards are present, toxics, fire, insurance coverage, competition with other tenants, traffic counts, environmental laws applicable to them as well as your infrastructure being sufficient for tha use.....electrical, plumbing, traps, fire codes, etc.

BTW: the reason he was living with my tenant because he was kicked out from apartment, based on rental history.Based on my original tenant history, I do want to work with them. i believe that now they have 2 kids and want to live in nice neighborhood , they may tent to live longer here.However with her BF on board, I am also wondering should I terminate lease and move one to new tenant.

Also, banks in a given country will generally only lend to residents because non-residents don't have a credit history, don't earn income and/or don't have assets in the country so banks don't have much to fall back on should the borrower decide not to pay.So, yes, as a result, most foreigners pay cash.

A completed applications gives you the authority to run the checks.If the applicant with the voucher qualifies on their own, consider having them as the tenant and the others as authorized occupants.
