Some scenario's I was kicking around....Scenario 1) Since she is just putting up the money, would we both benefit in any way just putting her on as a mortgagee or note holder, and how would she be taxed on the profits/interest that I pay her if we go this route?

Good food, entertainment, etc.  

Since he's moved in, another tenant complained to me that he was eating his food without asking, yelling loudly when he's gaming during the day and night.

File the deed with the county in their name with you as the lien holder.

I typically don’t go out to eat all too often and my food bill has been super low.

Or could we structure it to where he gets a fixed profit at the end of the 5 years without him being an equity holder?

We have the ocean, mountains - you can swim and ski in the same day, all type of food and culture, MTV, Yahoo, Tesla, Space X, Ratheon, Amazon, SnapCat, Yahoo, Google - too many tech companies to list, Silicone Valley, Silicone Beach, two pro football teams, Olympics coming within a decade, hikes and amazing scenery, Hollywood, USC, UCLA, and amazing weather, LA San Diego, Santa Barbara, SF Bay.
