Seller Financing In Missouri on a property im selling

I am wanting to sell a property I own in Missouri. It is a single family home, partially rehabbed. I still owe on this home but have been asked if I could seller finance it. I have been kicking this idea around.  What do I need to do to? I have read so many things and pretty much everything is contradicted by the previous reading. Who holds tile/deed? Who carries homeowners policy? Who pays the taxes. I would like to hold the title/deed but have the buyer get insurance so If something happens they use their insurance and not my policy I have for their home. I have done a ton of research but would like input from someone in Missouri or has done this in Missouri. Thanks
