I think I look at it differently right now since I am a small fish (2 SFR rentals) and so my relationship with the banks is quite infrequent. 

Sits on 8 acres and has a pretty good looking fishing pond. 

That makes it a tough nut to put into one calculator. 

That would be completely nuts because who knows if/when/how much a voucher is even coming.

That's what I average as a cost as some rooms will have open walls and is  a simple install, while others will be fishing through the ceiling/walls. 

I also have know of a few "inspector fishing expeditions". 

However, what I still don’t have is knowledge of the basic nuts and bolts of notes investing; although, Note Camp did a really good job of hosting some sessions where they walked through some basics in detail.

In the future I am not looking to be a big fish just want to have some fun with it and have some passive income.

A fish thrown into boiling water will jump out immediately, a fish in water gradually heated up will ride out till the end.
