Seeking VA Loan Benefit Advice. LA to Bay Area

Hi BP family, long time no post :)

8 months I made an intro post on my start to investing in LA.. since then I have improved my financial status uprooting my family to the Bay Area (not Tech involved). Fortunately I was able to move (rent free) & keep my SFR in LA which is currently being rented.

With a few tools in my corner I have somewhat of an idea of how I can continue to invest, however I am unsure if I am mapping my route correctly.

Tools: Disabled Vet - No funding fee, + d.v income, high VA loan limit SFR-Multi, 100k + base salary, good (enough) credit, 61k of entitlement x 4= 244k loan limit guarantee left before down payment.

Some ideas I have: Purchase a distressed Multi Unit & Renovate (a tough nut to crack), Buy land & use a va construction loan for a multi, could use a HELOC from my SFR if I need funds.

Got some great insight from @LeoSkipper who had success with a VA construction loan, very much appreciated. I have a few lenders/PRO's on my list to reach out to next
